Terms And Conditions

Scottish Law applies to all contractual obligations arising out of these Booking Conditions.

Please read all clauses. Whether or not signed by You, These Terms & Conditions shall be deemed to be an undertaking and acknowledgement by You that You accept on behalf of Yourself and all other persons included in the party, all the Terms and Conditions set out herein. In the following means The Owner. You means the party leader. Please note carefully: The contract between You and The Owner is made under Schedule 4 Section 8 of the Housing (Scotland) Act 1988 and gives You the right to occupy the property for the period agreed for holiday purposes only. Once a property is booked, the contract is between You and The Owner and is subject to the following terms and conditions.

Welcome pack

The welcome Pack is subject to a minimum stay of one week, i.e. 7 consecutive nights.

Occupying the property

The price quoted is for a maximum of two adults and two children under 16 years old, any additional adult will be charged a nominal fee per night to be agreed at time of booking.

Under no circumstances may the number of people occupying the property exceed the number stated at the time of booking. We reserve the right to access the property or request confirmation of guest numbers if we become concerned or receive information that this occupation numbers have been exceeded. The property must be used solely for holiday purposes and You must not sub-let the property, or any part of the property, or any equipment from the property. You must keep the property and its contents in a clean and tidy condition at all times.You will be liable to The Owner for any loss, costs, expenses or claims arising from any damage caused to the property and/or its contents by deliberate or negligent acts or omissions by You or of any person in Your party (fair Wear and tear excepted).If, as a result of such damage, the property or any of its contents need to be repaired or any of the contents need to be replaced then You will be responsible for paying the reasonable costs of doing so. If requested, You must allow representatives, tradesmen or The Owner reasonable access to the property during Your stay. Wherever possible, you will be contacted in advance.


This property operates a strict No Smocking Policy and it must be observed by You and all members of Your party at all times.We reserve the right to curtail your holiday if this condition is not observed. (you could be liable to a fine under the no smoking act) No refunds will be given and we reserve the right to levy an extra charge where additional cleaning is incurred as a result of any violation of this condition.

Payment – Deposits and Balances etc.;

Either a deposit or the full rent is required at the time of booking.Our standard deposit is 20% of the rental quoted. unless you book within eight weeks of arrival then the full amount is payable at the time of booking. Online PayPal booking, online bank transfers and credit cards  secure the property and confirmation details will be sent to you by email wherever possible.

Cancellation Charge.

If You have to cancel Your holiday, Please inform us  immediately in writing. E-mails are acceptable but please ensure in all circumstances that you receive a response. We will try to re-let the property. Please be aware that the whole 20% Deposit which you pay to secure your holiday will not be refunded if we do not manage to re-let the property. If the property is re-let, all deposit monies received will be returned subject to an administration charge of 30% of the deposit paid. Cancellations within 8 weeks of the commencement of Your holiday means;You are then liable for the full cost of the holiday. To safeguard against cancellation charges and other unforeseen eventualities, we strongly recommend You to take out cancellation insurance.

It is strongly advised not to use sat-nav's for directions as they will direct you along the wrong driveway, we have tried to correct this anomaly but to no avail

Your key will be given to you on arrival.£15 per key will be charged for lost keys.

Arrival and Departure;

Your keys will be ready from 4.00 p.m. (unless another time is agreed by the owner and holiday maker,) on the day of arrival and the property must be vacated by 10.00 a.m. on the day of departure. To fit in with ferry times and allow time for change over.
